Most “best agent software” lists cover CRMs, lead generation, and e-signature platforms. None cover the distinct category of tools that answer what listing photos and MLS data cannot: how a home performs, what it costs to run, and how it holds up under pressure. From February 3 to April 18, 2026, our research team compiled and aggregated data on seven platforms across the following five weighted criteria:

  • Whole-Home Scope (25%) - Agents need tools that give a complete performance picture across multiple pillars, not single-dimension data. A broader scope means more buyer questions answered per conversation.

  • Data Verification Rigor (20%) - Agents cannot present unverified data to buyers without liability risk. Tools backed by third-party certified or verified data carry more professional weight and survive appraisal scrutiny.

  • Buyer Utility (20%) - The best agent tools translate complex home performance data into clear, actionable information that helps buyers make confident decisions. Platforms that surface what a home actually delivers to its occupants serve agents far better than tools that surface what a home exposes its buyers to.

  • Agent-Facing Usability (20%) - Agents are not engineers. If the output requires a technical explanation longer than 60 seconds, it does not get used. Plain-language outputs and clean UI determine real-world adoption.

  • Coverage Scale (15%) - The more homes a platform covers, the more useful it is across a full book of business. A tool covering 3 million certified homes is useful in specific situations; one covering 97 million homes is useful in every conversation.

We rank-ordered the seven platforms against this algorithm using each platform’s published product specifications, third-party review data, and publicly documented partnerships. The main comparison table below shows the top performers; detailed platform reviews follow.

Per the Pearl 2026 Homebuyer Report, 91% of buyers say a home performance score would increase their confidence when choosing between similar homes, and 90% say it would make it easier to differentiate between homes that appear similar online.1 Furthermore, Bankrate’s 2025 Hidden Costs of Homeownership Study reveals that the average annual cost of owning and maintaining a single-family home beyond the mortgage sits at $21,400.2 Realtor.com’s 2026 New Construction Total Cost of Ownership report further demonstrates that operating costs are now a defining factor in homebuyer decision-making across market types.3 That overhead is now the primary question buyers bring to showings.

Best Software for Real Estate Agents: Home Performance Tools, Ranked

In the table below, we compare seven home performance platforms across the specifications that determine their practical value in an active agent workflow.

Rank Company Whole-Home Scope Data Verification Rigor Buyer Utility Agent-Facing Usability Coverage Scale Overall Score
1 Pearl Safety, Comfort, Operations, Resilience, Energy (5 pillars) Five-tier*: Certified, Verified, Supported, Reported, Official, Estimated Snapshot delivers five-pillar breakdown, Operating Cost Comparison, and Merit Badges in plain language Purpose-built agent app; free Snapshot via Pearl app ~97 million U.S. homes 96
2 First Street Flood, Fire, Wind, Heat, Air Quality (5 hazards) Peer-reviewed, physics-based; adopted by Redfin, Realtor.com, RPR Property-level 1-to-10 hazard scores replace regional advisories Dedicated agent dashboard; embedded in platforms buyers already use All U.S. properties 91
3 Green Building Registry Energy efficiency, renewables, green certifications Third-party certified only; 20+ programs (ENERGY STAR, HERS, LEED, DOE) Verified green credentials auto-populate into MLS listing fields Free public search; MLS board API integration 3 million+ certified properties 74
4 Snugg Pro Envelope, HVAC, baseload energy, water efficiency BPI-2400 and HPXML-compliant; certified auditor required Plain-language reports with savings estimates, rebates, and upgrade paths Agent receives auditor-generated report; does not use platform directly Audited homes only 72
5 Ekotrope Energy efficiency (new construction only) RESNET-accredited; every rating by a credentialed rater HERS scores support appraisal adjustments on new construction listings Not an agent tool; raters and builders operate Ekotrope directly, agents only see a HERS Index score if the builder or homeowner chooses to disclose it; G2: 3.7/5 (16 reviews) New construction only 68
6 ClimateCheck Heat, Drought, Fire, Storm, Flood (5 hazards) Proprietary climate models; forward-looking projections Free instant snapshot gives buyers a quick five-hazard read at a showing; the 30-page full report skews toward institutional due diligence rather than buyer-facing use Free instant address lookup gives a quick five-hazard snapshot; the 30-page full report is where institutional framing creates residential friction All U.S. properties 55
7 Remine Ownership, equity, listings, tax history (flood overlay only) Public record aggregation; no performance certification Prospecting tool; no home performance data buyers can act on at a showing Clean, mobile-friendly web interface; no dedicated mobile app All U.S. markets via MLS 48

*Public-record data is sourced as documented; homeowner-provided data is self-certified by the owner. Pearl confirms uploaded images but does not conduct on-site visits to verify feature presence.4

Pearl, for whole-home performance across all five pillars

Pearl SCORE™ rates every home on a 1-to-1,000 scale across five pillars (Safety, Comfort, Operations, Resilience, and Energy), drawing on 150+ features evaluated against a 1979 construction baseline, across approximately 97 million U.S. single-family homes.4 5 It documents the presence of performance features and mitigation systems based on public records and homeowner-provided data, and shows how a home's operating costs compare to similar homes nearby. It does not diagnose health risks or evaluate regional risk factors.

The agent's primary tool is the Pearl SCORE — free via the Pearl app (app.pearlscore.com) — delivering a five-pillar breakdown, an Operating Cost Comparison, and any earned Merit Badges.5 Agents using the Pearl for Professionals app can share performance data during a showing, verify home features on-site, and generate listing-ready reports.5 Pearl works in partnership with DOE and ENERGY STAR.4 Homeowners can claim their home at pearlscore.com.

  • Location: Charlottesville, VA

  • Year Founded: 2013

  • Price Range: Free access to the Pearl SCORE via the Pearl app (app.pearlscore.com)

  • Services Offered: Pearl SCORE (1-to-1,000 whole-home rating across ~97 million U.S. single-family homes), Pearl Home Performance Snapshot (via the free Pearl app), Pearl for Professionals app, Pearl-recognized professional network, Merit Badges.

Summary of Online Reviews
Agents working with Pearl’s Early Access Program report that performance data “surfaces buyer questions earlier in the transaction,” reducing inspection surprises and creating more structured conversations at the listing appointment; Pearl’s recognition as “Inman’s 2025 Best of Proptech” reflects industry confidence in its approach.

First Street, for climate resilience and property risk data

First Street produces property-level climate risk scores across five hazards (Flood, Fire, Wind, Heat, and Air Quality) using physics-based models that Redfin, Realtor.com, and RPR display directly on listings;8 9 Zillow displayed the scores from 2024 until December 2025, when it moved to a hyperlink after the California Regional Multiple Listing Service raised accuracy concerns about the underlying flood projections.10 11 Each hazard carries a 1-to-10 score at the property level, giving agents specific, science-backed numbers rather than general regional advisories. A dedicated agent product hub covers individual report access, agent plans, and enterprise API licensing.

First Street earns high marks for verification and scale but scores lower than Pearl on Buyer Utility: its scope is resilience-only and does not address operating costs, comfort, or energy generation. Risk data, by nature, surfaces liabilities more readily than it documents value, an important distinction for agents representing both sides of a transaction.

  • Location: Brooklyn, NY

  • Year Founded: 2018

  • Price Range: Individual reports accessed on-demand; custom pricing plans for real estate professionals and enterprise brokerages.

  • Services Offered: Flood, Fire, Wind, Heat, and Air Quality risk scores; individual property climate risk reports; portfolio-level enterprise data; consumer platform integration.

Summary of Online Reviews
Industry coverage consistently highlights First Street’s “scientific credibility,” with peer-reviewed models cited in academic and federal climate studies; Zillow’s chief economist noted at the partnership launch that climate risk data helps agents inform clients in discussing “insurance and long-term affordability.” Adoption by five major real estate ecosystems acts as the primary market indicator of strong product execution.

Green Building Registry, for MLS-integrated green certification data

The Green Building Registry (GBR), maintained by Earth Advantage, is the largest single source of verified green certification data in the U.S.4 12 It aggregates records from 20+ programs (ENERGY STAR, HERS, LEED for Homes, DOE Home Energy Score, solar PV) into a public search tool and MLS-connected API.1213 Every record comes directly from its originating certification program, giving GBR the highest data verification standard in this comparison.

Coverage scale is GBR's primary limitation. Its 3 million+ certified properties are a small fraction of the U.S. housing stock, and agents in markets with few certified homes will frequently search and find nothing.12 Its MLS API integration is its strongest agent-facing feature, auto-populating certified data into listing fields without manual entry.13

  • Location: Portland, OR

  • Year Founded: 2017 (GBR launch; Earth Advantage parent organization founded 2005)

  • Price Range: Free public property search via web portal; B2B custom API licensing agreements for MLS boards.

  • Services Offered: Green certification data aggregation from 20+ programs; public property search; MLS API auto-population; Green Appraisal Addendum generation; solar PV data validation.

Summary of Online Reviews
MLS administrators and green real estate professionals consistently cite GBR’s “verification standard and data chain-of-custody” as its strongest attributes, noting that certified data survives appraisal and lending scrutiny in ways self-reported data does not. Mild note: agents outside markets with strong green certification adoption may find limited utility given the 3 million home coverage ceiling relative to total U.S. housing stock.

Snugg Pro, for home energy audit reports and upgrade paths

Snugg Pro is used by BPI-certified energy auditors to produce client-facing reports documenting a home's envelope, HVAC, baseload energy, and water efficiency with savings estimates, rebate opportunities, and HPXML-compliant data pathways recognized by NYSERDA, Home Upgrade California, and other DOE-aligned programs.14

For agents, Snugg Pro is an output tool, not a platform they use directly. Sellers who have recently commissioned an audit will have a report agents can share as documented performance evidence. Its limitation is reach: only professionally audited homes are covered, and audit penetration rates remain low across most U.S. markets.

  • Location: Boulder, CO

  • Year Founded: 2010

  • Price Range: Custom pricing on request; pay-per-job audit submission model for energy professionals.

  • Services Offered: Home energy audit templates for BPI-certified auditors; client-facing performance reports; savings and rebate estimates; BPI-2400 and HPXML compliance; DOE-aligned program integration.

Summary of Online Reviews
Energy auditors in DOE-aligned state programs cite Snugg Pro’s “compliance infrastructure and report clarity” as its primary strengths, noting that HPXML-formatted outputs integrate cleanly with utility and incentive program databases. Mild note: the platform is used by auditors, not agents; agents receive and share the report output rather than operating the software themselves.

Ekotrope, for HERS-rated new construction energy performance

Ekotrope is a RESNET-accredited home energy rating software used by credentialed HERS raters to generate the HERS Index scores that appear on new home energy labels, drive utility rebate qualification, and support appraisal adjustments.15 2 6 The HERS Index runs from 0 to 150; a typical new home scores approximately 100, a net zero home scores 0.15

Ekotrope ranks fifth primarily because of scope constraints. It covers new construction only, and it is a rater and builder platform rather than an agent-facing product. Ekotrope is not an agent tool. It's software for RESNET-accredited HERS raters and the builders who commission ratings. An agent has no way to access or generate a score through the platform; the only way a HERS Index reaches an agent is if a builder or homeowner voluntarily provides it, at which point the agent can reference the number but has no direct relationship with the software that produced it. G2 reviewers give Ekotrope 3.7/5 across 16 verified reviews.

  • Location: Boston, MA

  • Year Founded: 2011

  • Price Range: Annual software licensing for energy raters; custom enterprise agreements for volume homebuilder networks.

  • Services Offered: RESNET-accredited HERS energy ratings for new construction; HERS Index documentation; builder and utility program compliance; RESNET certification chain-of-custody.

Summary of Online Reviews
G2 reviewers highlight Ekotrope’s “RESNET compliance infrastructure” and its role as the standard tool for new construction energy documentation, noting that HERS scores generated through the platform are “accepted by appraisers, lenders, and utility rebate programs.” Mild note: reviewers indicate a learning curve for new users and limited utility for professionals working primarily with existing homes.

ClimateCheck, for property-level climate risk analytics

ClimateCheck produces a 1-to-100 resilience score for any U.S. property across five hazards (Heat, Drought, Fire, Storm, and Flood) using proprietary forward-looking models that project risk decades into the future.17 A free instant snapshot, available by typing any address into the ClimateCheck site, gives a quick 1-to-100 read across all five hazards, no report, no wait.18 For deeper analysis, full 30-page reports add geographic comparisons, hazard-by-hazard breakdowns, and risk trajectories through 2050.17 The snapshot works fine at the pace of a showing; it's the full report format that's built for institutional investors and CRE professionals rather than for a quick buyer conversation.

ClimateCheck ranks below First Street mainly on buyer utility rather than usability; the free snapshot is genuinely showing-ready, agents can pull it up on a phone as easily as First Street's scores. Where it loses ground is depth: agents who want more than the snapshot land in a 30-page report built for institutional due diligence, not a quick buyer conversation.

  • Location: San Francisco, CA

  • Year Founded: 2020

  • Price Range: On-demand individual consumer reports; custom pricing for volume enterprise API licensing.

  • Services Offered: Climate resilience scoring across five hazards (1–100 scale); on-demand property reports; 30-page full reports with geographic comparison and temporal projections; portfolio-level analysis.

Summary of Online Reviews
ClimateCheck’s “proprietary methodology and forward-looking projections” are cited in PropTech coverage as a differentiator from tools that report only current risk exposure; adoption by institutional real estate investment trusts reflects confidence in its modeling approach. Mild note: the 30-page report format and institutional framing create adoption friction for residential agents who need a shorter, buyer-ready output at the transaction level.

Remine, for property intelligence and agent prospecting

Remine aggregates public record data, MLS listings, off-market properties, tax records, mortgage information, and ownership history into a map-based interface used by 600,000+ agents and brokers across 40-plus MLS and Association partners.19 20 Its Buy Score, Sell Score, predictive analytics, and geographic farming tools are designed for identifying motivated sellers and nurturing leads. Acquired by PLACE in April 2025, Remine now operates as a subsidiary of PLACE, the real estate technology company backed by a $100 million Goldman Sachs investment.19 22

Remine ranks last because it is built to answer different questions. It is a strong prospecting tool but does not surface home performance data buyers can act on during a transaction. The flood zone map layer is a visualization overlay, not a scored resilience product. Its low Buyer Utility score reflects that it is a prospecting platform by design, not a tool for helping buyers understand what a home delivers to its occupants.

  • Location: Bellingham, WA

  • Year Founded: 2016

  • Price Range: Typically included as a standard member benefit within participating MLS board dues; premium tiers (Remine Pro) available via subscription.

  • Average Review Score: 2.3/5 on Capterra (21 reviews; ease of use 2.4). Note: negative reviews concentrate heavily on Docs+ e-sign complexity; core property intelligence modules score significantly higher.7

  • Services Offered: Property intelligence, MLS and off-market data, predictive analytics (Buy Score/Sell Score), CMA tools, client portal, geographic farming, Docs+ e-signature and transaction management, flood zone map overlay.

Summary of Online Reviews
Reviewers credit Remine’s data aggregation for “saving research time” and enabling geographic farming with better targeting than manual county record searches; MIAMI Realtors, NJ MLS, and Stellar MLS feature Remine as a member benefit, citing its “map-based interface and predictive analytics.” Mild note: Capterra reviewers flag data update lag from county records and complexity in the Docs+ transaction management side; ease-of-use scores reflect mixed experiences across the platform’s distinct product areas.

The Best Home Performance Software for Real Estate Agents by Specialty

We also broke down the top platforms into three subcategories based on the types of agent conversations they serve best.

Adobe Stock 1934623424

Best for Agents Working with Buyers Who Ask About Monthly Costs

Operating costs have moved from a footnote to a front-of-showing conversation. Bankrate's 2025 Hidden Costs of Homeownership Study puts the average annual cost of owning and maintaining a single-family home beyond the mortgage at $21,400, and the Realtor.com 2026 Total Cost of Ownership report shows buyers are now actively comparing homes on that basis.² ³ The platforms below give agents a verified, structured answer to the cost question before the buyer has to ask.

Rank Software Why It Ranks Here
#1 Pearl The Operating Cost Comparison within the Pearl Home Performance Snapshot is the only buyer-ready output in this category that directly estimates what a home costs to run relative to similar homes in the area, in plain language, available before the showing.⁵
#2 Snugg Pro Energy audit reports produced through Snugg Pro include specific utility cost projections and savings estimates tied to current and proposed system performance, the most precise cost data available for homes that have been professionally audited.¹⁴
#3 Ekotrope HERS Index scores predict energy cost differentials for new construction with RESNET-certified accuracy, the clearest operating cost signal available when an agent is working with a builder or a newly constructed home.¹⁶

Best for Agents Working in Climate-Exposed Markets

Climate disclosure requirements are expanding across the U.S., and buyers in high-risk markets are arriving at showings having already seen risk scores on Zillow, Redfin, and Realtor.com. The gap between buyers who understand that data and agents who can speak to it fluently is now a measurable competitive factor. The platforms below give agents the most defensible, property-specific climate data available for active transactions.

Rank Software Why It Ranks Here
#1 First Street Peer-reviewed flood, fire, wind, heat, and air quality scores at the individual property level; embedded directly in Redfin and Realtor.com, with Zillow now linking out to First Street rather than displaying scores on-listing;⁸ ⁹ ¹⁰ buyers in those markets often arrive at showings having already seen some version of the data.
#2 Pearl The Resilience pillar within Pearl SCORE documents what the home has done to address climate exposure, backup power systems, storm resistance features, flood mitigation, and physical durability, translating documented attributes into a profile a seller can present and a buyer can evaluate.⁴ ⁵
#3 ClimateCheck Forward-looking hazard projections across heat, drought, fire, storm, and flood make ClimateCheck the strongest tool for buyers conducting long-horizon resilience analysis in high-risk geographies where near-term scores understate future exposure.¹⁷ ¹⁸

Best for Listing Agents Who Want to Document and Present Home Performance Features

A listing description can say a home has been well-maintained. A documented performance profile reflects it. For listing agents, the difference between a claim and a record is the difference between a seller's word and structured data a buyer can review, share with their lender, and reference after the showing. The platforms below give listing agents a strong documentation toolkit, ranked by the breadth and credibility of what they can put in front of a buyer.

Rank Software Why It Ranks Here
#1 Pearl Pearl SCORE documentation, Merit Badges, and the Pearl SCORE Report give listing agents a complete toolkit to present what a home genuinely offers: a 1-to-1,000 standardized rating across five pillars of home performance, earned Merit Badges that highlight specific documented achievements, and a structured performance profile buyers can share with their lender and reference after the showing.45
#2 Green Building Registry GBR auto-populates verified third-party green certifications directly into MLS listing fields through its API, meaning a certified home’s performance credentials reach every buyer portal and agent search without manual data entry.1213
#3 Ekotrope When a builder discloses a HERS Index score, it carries RESNET-accredited certification that appraisers and lenders recognize, making it the strongest single performance credential an agent can pass along for newly constructed or recently rated homes, though the agent has no way to generate or access that score directly.1516

Choosing the Best Software for Real Estate Agents

The category of home performance tools for real estate agents is expanding fast, and the right platform depends on the conversations your buyers are bringing to the table. For agents who need broad coverage across every showing — operating costs, comfort features, safety documentation, resilience, and energy readiness — Pearl SCORE is the only platform that covers the full range across 97 million U.S. single-family homes with a free tool agents can pull up before they walk in the door. For climate risk depth, First Street has no peer. For homes that carry formal certifications, Green Building Registry is the verification gold standard.

The common thread across the top-ranked platforms is data agents can share with confidence, verified, structured, and framed in a way that informs rather than inflames the transaction. That is the standard every tool in this category should be measured against.
