Zillow vs. Redfin vs. Pearl: What First-Time Buyers Should Use Each One For

What Zillow Does

Zillow is a real estate marketplace and listing search platform. It shows for-sale listings nationwide and provides a Zestimate as an estimate of home value. In 2026, Zillow rolled out a personalized hub that guides buyers through budgeting, search, making an offer, and closing, including a Verified Pre-approval feature and a shared collection buyers can use to compare homes with a co-buying partner.⁵

Zillow previously displayed numerical climate risk scores, flood, wildfire, heat, wind, and air quality, directly on listing pages. As of a February 2026 update, that information is still available, but the listing page now links out to First Street's site rather than showing the scores on Zillow itself.¹

What Redfin Does

Redfin is a licensed real estate brokerage that also operates a listing search platform. Its listings pull from MLS data and, according to Redfin, refresh roughly every two minutes.⁶ Redfin shows a Redfin Estimate for home value, along with a Sunscore rating and Walk Score for a given address. It also partnered with The Weather Company to display flood, wildfire, heat, wind, and air-quality risk scores directly on listing pages.²

Redfin also runs a buyer incentive program called Sign & Save. Buyers who sign a buyer agency agreement with a Redfin agent before their second home tour, and who close within the program's window, receive a rebate of 0.25% to 0.5% of the purchase price.⁴

What Pearl SCORE™ Does
